I've been a bit quiet on here recently as it's been very busy. Good busy! Plot 18 (one of only 4 Cedar house types at The Residences), is finally complete and ready for occupation. 2 of the 4 Cedars (Ploys 12 and 17), have already sold with the buyers of Plot 12 moving in in just a few weeks. Plot 18 has become our new show home as Plot 20 has also sold with the new homeowners also moving in just 2 weeks!

Plot 17 (one of our Cedar house types), is really coming along now. Construction of Plot 17 had to be delayed for quite some time as we had substantially more subsoil to remove from the site than we anticipated and we had to store it for a while on Plot 17, but we are really progressing now. Exchange on this plot due imminently. The buyers are a lovely couple who are very excited about their new home and we can't wait to see how their plans for the rear garden unfold.

Coming Soon - The Gallery

This is the gallery that the 1st Viscount Lee of Fareham, co-founder of he Courtauld Institute of Art in London and a prominent British politician and philanthropist who donated Chequers to the nation, had built in the 1930s to securely store irreplaceable masterpieces from the National and Tate Galleries provide ahead of the onset of WWII. Viscount Lee lived at The Old Quarries after retiring from public life. He was a major benefactor to Avening, famously donating the village recreation ground. The Gallery is being restored and will be available as one of 8 houses in Phase 2. It will be a huge house with very high ceilings throughout the ground floor with floor to ceiling windows and doors leading on to its private garden.

The Lodge

The Lodge looking a bit sorry for itself after its roof was destroyed in a fire on Mother's Day. Construction has been delayed while we commission engineering reports and liaise with the Conservation Office to determine next steps. A bit of a setback, but the Lodge is going to be incredible when it is completed in a few months' time. We have a lot of interest in the Lodge. We are confident that this will sell quickly once we can get those interested inside to look around.

Rear garden view of Plot 19

Plot 19 (our only Willow house type in Phase 1) is looking great in the Spring sunshine. It will look even better once the hedge behind the post and rail fencing provides further privacy to its residents. The lawn has taken very well and the patio is looking incredible. You can't see it in the photo, but there's a larger area for more seating towards the end of the terrace wrapping around the end of the house. Our financing bank's monitoring surveyor visited the site yesterday morning to check on progress and was very impressed with this plot - "wow, wow" on entering the rear garden. That's what we like to hear. This house has not yet sold, but it won't be long before it does - and is pretty much ready to now move into in time for the Summer.

Plot 20 (current show home) getting a markover

Fastidious? Who us? Well, yes, we are! We are very proud of what we are creating at Eastwood Park and the render on Plot 20 (our current show home which has sold nonetheless), has just not been good enough. Whilst the colour was fine, there were just too many shadows which didn't look great. Whilst we wanted it to be redone immediately, we have had to wait for some dry weather to redo it. The guys have therefore been busy over the past few days redoing it. It's slightly lighter then the original colour (but almost identical now to the CGIs in the sales brochure), but we think that it is starting to look very good indeed. Our Plot 20 buyers should be the first to move into the development in four or five weeks and we were keen to ensure that their new home is as perfect as it can be.

Just a stone's throw from our development, the neighbouring property is pretty special. The building of Eastwood Park House began in 1820 by the Jenkinson family who first owned Eastwood Park and the surrounding estate. The Country House that you see today was completed in 1865. The house and grounds have seen many owners and uses over its lifetime including as a Home security air raid precautions school during World War II. Eastwood Park has been an exclusive venue delivering weddings and events for over 20 years. With its secluded location with stunning views across the Berkeley Vale, it continues to stand tall as one of Gloucestershire’s premium wedding and events venues. Indeed several couples who have bought one of the Residences were married at Eastwood Park and so have a historic affinity with the estate.

Our landscape gardeners have recently planted lots of trees, hedging and shrubs along the western perimeter of the site bordering Plots 18-20. We are in discussions with the Eastwood Park estate at the moment with regard to a pedestrian footpath and low-level bollard lighting along the section which has not yet been landscaped. It should be a nice path to take for a Sunday roast at the country house...

Bottom of the site has now been levelled off

The quagmire at the bottom of the site is no more! Our groundworkers have done an amazing job flattening the land ready for final contouring, top soil and grass, with lawns down to the woodland. We will install stock-proof fencing to prevent the wildlife (particularly the deer), getting into the gardens.

Our Plot 12 buyers asked us to construct a couple of slabs for their hot tub and pergola and home garden office which we have now completed. We now need to complete the rest of their garden for them. Our Plot 12 buyers were the first to reserve a plot, first to exchange and are keen to get in as soon as possible. Unfortunately, restrictions on access due to scaffolding on Plots 8 and 9 means we all have to wait a little longer to complete on this property and allow the buyers to move in safely. But, we are nearly there....

Long estate drive at The Old Quarries almost complete, ready for Phase 2 to commence

Everyone who visits this site is blown away by how beautiful it is, as you'd expect from a site which is HRH The Princess Royal's nearest neighbour. But Phase 1 has been hampered quite significantly by the narrow access road making construction slow and difficult. But those problems will not repeat themselves with Phase 2, as we have almost completed the long estate drive, adjacent to Gatcombe Park, from the main road to the Grade II listed manor house. Very soon, all of our construction traffic can use this drive and everyone wanting to view a property can drive up it and experience the sense of arrival which traditionally has accompanied every long drive to an impressive country house.

Just three or four weeks to go until the two East Gate houses are completed. The cedar cladding has just gone on. Just waiting for a few doors and windows to be installed now, as well as the kitchen and bathrooms, and we will be done internally. Landscaping due to start from 21 April when the road will be closed for the installation of the services. Over 30% now sold off plan - with no homes ready to move into yet!!

After an incredible February with three houses sold in the space of a single week, it's fair to say that March was a little quieter. I think we all know who to blame for that! However, the last couple of days have seen us receive quite a few requests for viewings, as well as someone who is interested in a second viewing on a specific plot which has caught their eye. Quite a noticeable pick-up in interest. Maybe it was our social media campaign or our leaflet drop in those areas where most of our buyers seem to be coming from??! We are now at 30% of the units sold off plan - which is incredible and far exceeds our expectations. We were told not to expect any off plan sales. We expect to see this percentage increase quite quickly now that we are heading into the sunnier months and now that Phase 1 is edging closer to the end and we can get people down to all parts of the site for viewings. Those visiting the site no longer need to imagine what it is going to look like, but can see with their own eyes the quality of our houses (evidenced by our show home which receives very positive feedback from everyone), and how impressive and unique the site and location are. There is nothing quite like it for many miles around.

Rear garden of Plot 18 (Cedar house type) starting to look good

Just waiting on the hedge now (and perhaps some garden furniture), and this garden will look even more stunning. Huge area of raised lawn with steps up to it from the massive patio, with expansive flower beds separating the patio and the lawn. The tiered gardens were a fairly late design alteration to ensure that all of our residents have a flat garden. Without those retaining walls the garden would have been too slopey and fairly unusable.

One of my favourite views on the entire site!

I love this view of Plots 18 and 19 from the bottom of the site. It will look even better once the road and landscaping are finished, and all scaffolding and temporary site furniture removed. But the juxtaposition between the darker cedar cladding on Plot 18 (Cedar) and the white render on Plot 19 (Willow) is fairly stark and I think is what makes it look so good (IMHO!).

We've said before that we don't do small patios/terraces at Elmsley Homes. This one is huge, and that's just the rear!! Another patio either side of the house. This new show home (as the current show home has sold), will be launched on Saturday 21 March. We just need to finish off the landscaping and I need to go and buy some plants for those beds to frame the retaining wall. Hedging and planting along the roadside and turf going in over the next 10 days or so.

I really like our new show home, Plot 18 (Cedar house type)!

Our current show home (Plot 20) has sold and will likely be the house that welcomes the first new residents to the new Residences. We will soon therefore have to move the show home to Plot 18, expected to be around end April when the sale of Plot 20 is expected to complete. If anyone wants to buy Plot 18, can they please buy it soon so we don't have to move the show home again!! Next show home location, if needed, is Plot 8. At least it's downhill with all the furniture and furnishings!!

The plot 12 buyers are delightful... They were the first to reserve one of the houses well before we had a show home to show them and the first to exchange. They're desperate to get in but need to wait until our access issues at the lower part of the site allow it (we can't have new residents being injured by construction traffic so soon after moving in!). They're so delightful that they even baked a huge multi-tiered birthday cake, complete with tractors and diggers, for our Site Manager's birthday a few weeks ago! View from one end of Plot 15's elevated terrace along the edge of the woodland towards Plot 12 in the distance. Can't wait to see the landscaping at the rear of Plots 11 to 17. Due to the topography of the land, the terraces are all elevated and look down on to the rear gardens and woodland. Plenty of space and different locations within the plot to capture the sun (or enjoy a G&T!) at all times of the day.

On 21 March we are going to hold another open house with potential buyers able to view 3 completed plots/3 different house types - the Beech, Cedar and Willow. Plot 20 (our current show home, but now sold), Plot 18 (our new show home on completion of the sale of Plot 20), and Plot 19 will all be available for viewings. For those seriously interested we may even be persuaded to allow a walk down the road to the bottom of the site. Although there is a lot of mess in the foreground, you can see how nicely Plots 18 and 19 are coming along.

Rear garden of the show home (Plot 20) - now sold!

Not the best of weather with all the rain recently, but I'm sure it has helped the turf to take very well and knit together nicely. One thing we hate about most new build developments is the tiny patio you tend to get as standard where you can't even fit a table and chairs on it - not with us. Our patios are not even made from regular paving slabs, but porcelain tiles instead. Yeah, I went over budget, but I think it was worth it. Don't even get me started about that natural stone wall and coping stones. Also over budget, but a great view for everyone arriving at the development and for the Plot 20 buyers every day of the week. Just a couple more months to go before this garden will be able to be enjoyed by its new owners and their new neighbours.

Hot on the heels of our first sale last week, a further two sales agreed this week!! We only launched the site on 8 November with our show home! We are noticing a big uptick in activity from potential buyers since the start of 2026, with one of our plots at The Residences @ Eastwood Park exchanging a week or so ago and two further sales being agreed this week. All in the depths of Winter! These houses are surrounded by mature parkland and woodland and, whilst the site looks great at all times of the year, it's really beautiful in Spring and Summer.

Show home (Plot 20) sold!!

When we launched the show home (plot 20) on Saturday 8 November we received very positive feedback from everyone who stepped foot in it. Over many months we had spent a huge amount of time planning every single detail with mood boards for each and every room, and for the landscaping in the front and rear gardens. So, it comes as no surprise to us that our latest buyers have fallen in love with our show home and insisted on buying it. We've reluctantly agreed to part possession with it so early in the marketing process and have agreed to recreate the show home next door at Plot 19. Due to the location of the show home on the site, our show home buyers should be the first people to move in and occupy their new home. Exciting times!!

Plot 18 (Cedar) starting to take shape

This unit is pretty much complete and almost ready to move in for anyone who can't wait to move. Like every house, it has a huge rear garden with a much larger patio than you get with most houses in developments like this one, with very expensive porcelain tiles. I didn't really understand my brief and the budget allocated to me - there's a difference apparently between bog-standard paving slabs and the porcelain tiles I chose! We've waited a long time for this moment. Doors and windows for the two East Gate houses at The Old Quarries have arrived on site and will be installed over the next few weeks. Traditional Cotswolds "Pebble Grey" on the exterior and "Signal White" on the interior. Can't wait to see how they look when installed.

Massive progress in the past 7 months!

It's hard to believe that this was the lower part of the Eastwood Park site just 7 months ago!! Spine road had only just gone in. Look at the surrounding woodland! On this lower part of the site, we now have plots 11, 12 and 13 nearing build completion with the surrounding plots advancing well. And 3 sales already, with only the show home build complete! We are getting there!

1st Plot (Plot 12) EXCHANGED!!

On Wednesday 21 January we exchanged on our first plot - Plot 12 (one of our five Cedar houses with the burnt cedar cladding on a large part of the front elevation), tucked away in the south-western part of the development. Time for the buyers to start ordering a few robotic lawnmowers as there is a heck of a lot of lawn to mow. Either that or buy a few sheep!!

They are all different in some way - amount of natural stone, render and/or wooden cladding used, colour of render/chimney, colour of roof tile etc. A personal favourite is The Cedar as we really like the cladding. We have four of this house type on site (plots 12, 16, 17 and 18), one of which (plot 12) has already been sold. As a conversion of a Grade II curtilage listed property, we have had to check almost every detail of the refurbishment of this property with the Conservation Officer at Cotswold District Council which has meant that the refurbishment has not progressed quite as quickly as we would have liked or as quickly as the two new builds (the gate houses) next door, but the wait will certainly be worth it. After such an amazing Summer, it's been quite the battle in recent weeks with the constant rain to make progress on some of the plots. Great progress at our Eastwood Park development

It's starting to look pretty special. The show home (plot 20) is not too far off completion now. Underfloor heating is in, all tiling has been completed. The very high-end Spitfire front door has been installed and looks stunning. The render has been applied to the exterior walls. Kitchen is being installed on 9 September, painting starts on 18 September and carpets go in early October. Landscaping design is underway. It won't be long now before we are able to launch the show home which we are very excited about.

We could not be happier with the craftsmanship at our Old Quarries development. The exterior walls of 1 and 2 East Gate are just stunning. We can't wait to see the finished houses in the next few months once the timber cladding and timber windows are installed. We've also just finalised the kitchen design, with beautiful shaker kitchen cabinets and silestone quartz worktops. These are going to be very special houses once completed, standing at the entrance to the development.

Name-drop alert! As our nearest neighbour is HRH The Princess Royal, we sought consent back in May from the Royal Household to take some drone footage and photos of our site and the surrounding area for our sales brochure. Consent was forthcoming, provided we didn't show the house on the Gatcombe estate in any of our materials. So, here are a couple of the aerial photos of the area captured by the drone with computer-generated images of the completed houses superimposed within them. Technology continues to amaze us!
