Rear garden of the show home (Plot 20) - now sold!
Not the best of weather with all the rain recently, but I'm sure it has helped the turf to take very well and knit together nicely. One thing we hate about most new build developments is the tiny patio you tend to get as standard where you can't even fit a table and chairs on it - not with us. Our patios are not even made from regular paving slabs, but porcelain tiles instead. Yeah, I went over budget, but I think it was worth it. Don't even get me started about that natural stone wall and coping stones. Also over budget, but a great view for everyone arriving at the development and for the Plot 20 buyers every day of the week. Just a couple more months to go before this garden will be able to be enjoyed by its new owners and their new neighbours.

Plots 18 and 19, sitting alongside the show home (Plot 20), taking shape nicely
On 21 March we are going to hold another open house with potential buyers able to view 3 completed plots/3 different house types - the Beech, Cedar and Willow. Plot 20 (our current show home, but now sold), Plot 18 (our new show home on completion of the sale of Plot 20), and Plot 19 will all be available for viewings. For those seriously interested we may even be persuaded to allow a walk down the road to the bottom of the site. Although there is a lot of mess in the foreground, you can see how nicely Plots 18 and 19 are coming along.

G&T on the terrace anyone?
View from one end of Plot 15's elevated terrace along the edge of the woodland towards Plot 12 in the distance. Can't wait to see the landscaping at the rear of Plots 11 to 17. Due to the topography of the land, the terraces are all elevated and look down on to the rear gardens and woodland. Plenty of space and different locations within the plot to capture the sun (or enjoy a G&T!) at all times of the day.

Doors and windows on site
We've waited a long time for this moment. Doors and windows for the two East Gate houses at The Old Quarries have arrived on site and will be installed over the next few weeks. Traditional Cotswolds "Pebble Grey" on the exterior and "Signal White" on the interior. Can't wait to see how they look when installed.

Plot 18 (Cedar) starting to take shape
This unit is pretty much complete and almost ready to move in for anyone who can't wait to move. Like every house, it has a huge rear garden with a much larger patio than you get with most houses in developments like this one, with very expensive porcelain tiles. I didn't really understand my brief and the budget allocated to me - there's a difference apparently between bog-standard paving slabs and the porcelain tiles I chose! Hey ho, they look great and many people have commented, so I think I chose well. Oh, and don't forget the two tiered landscaped garden - very L.A.! I'll post a photo of the rear garden once it's been landscaped as it looks a bit boggy at the moment.

Plot 19 (our only "Willow" house type) - our new Show Home (once the sale of our current show home completes in April)
As our show home (Plot 20) has been sold much earlier in our build process than we had expected, we now need to create a new show home. Plot 19, next door, has been chosen as the new show home, as of April when we expect completion of the sale of Plot 20 to occur. We should have Plots 18 (Cedar house type), 19 (Willow house type) and 20 (Beech house type) available on 21 March for our launch of the top part of our site.

Plot 17 starting to take shape - slab in!
Plots 16 and 17 are the final plots in Phase 1 to start taking shape, but lots of progress in the past few weeks. Both "Cedar" house types with a mixture of burnt oak millboard cladding, natural stone and render facades.

Show home (Plot 20) sold!!
When we launched the show home (plot 20) on Saturday 8 November we received very positive feedback from everyone who stepped foot in it. Over many months we had spent a huge amount of time planning every single detail with mood boards for each and every room, and for the landscaping in the front and rear gardens. So, it comes as no surprise to us that our latest buyers have fallen in love with our show home and insisted on buying it. We've reluctantly agreed to part possession with it so early in the marketing process and have agreed to recreate the show home next door at Plot 19. Due to the location of the show home on the site, our show home buyers should be the first people to move in and occupy their new home. Exciting times!!

Massive progress in the past 7 months!
It's hard to believe that this was the lower part of the Eastwood Park site just 7 months ago!! Spine road had only just gone in. Look at the surrounding woodland! On this lower part of the site, we now have plots 11, 12 and 13 nearing build completion with the surrounding plots advancing well. And 3 sales already, with only the show home build complete! We are getting there!

25% NOW SOLD OFF-PLAN!!!
Hot on the heels of our first sale last week, a further two sales agreed this week!! We only launched the site on 8 November with our show home! We are noticing a big uptick in activity from potential buyers since the start of 2026, with one of our plots at The Residences @ Eastwood Park exchanging a week or so ago and two further sales being agreed this week. All in the depths of Winter! These houses are surrounded by mature parkland and woodland and, whilst the site looks great at all times of the year, it's really beautiful in Spring and Summer.

These East Gate houses will soon be fully unveiled, but you can already see just how stunning they're going to be. No corners cut here or cheap materials used. Only the best for the Old Quarries. 1st Plot (Plot 12) EXCHANGED!!
On Wednesday 21 January we exchanged on our first plot - Plot 12 (one of our five Cedar houses with the burnt cedar cladding on a large part of the front elevation), tucked away in the south-western part of the development. Time for the buyers to start ordering a few robotic lawnmowers as there is a heck of a lot of lawn to mow. Either that or buy a few sheep!!

Plot 17 foundations in!
The foundations and retaining walls have gone in now on one of our largest plots, plot 17. Construction on all houses now well underway, with Plot 20 (the show home) build complete. We are almost build complete on Plot 12 (which has been sold with exchange of contracts due on Monday), Plot 18 and Plot 19. Plots 11 and 13 are not far behind.

How nice is this dining area with its own set of bi-fold doors which open all the way on to the patio/rear garden? All of our houses have two sets of bi-fold doors opening on to patios/rear gardens. All of our the gardens are large, while some are absolutely huge!

Show home kitchen cabinetry in Cashmere Grey and silestone worktop in Snowy Ibiza. So nice that our Plot 12 buyers have opted for exactly the same in their new home. Of all the other options (carpet, bathroom floor and wall tiles, bathroom vanities etc), they've made only one change to one of the tiles in the master en-suite. East Gate Houses just a couple of months away from completion

Plot 16 finally coming out of the ground
It's great to see Plot 16 finally coming out of the ground. This house sits on a large plot with mature woodland to the North and West. The rear garden will back on to the woodland walk.

Plot 18 - The Cedar - Named after the Millboard "Burnt Cedar" cladding which we love!
No two houses at The Residences @ Eastwood Park are the same. They are all different in some way - amount of natural stone, render and/or wooden cladding used, colour of render/chimney, colour of roof tile etc. A personal favourite is The Cedar as we really like the cladding. We have four of this house type on site (plots 12, 16, 17 and 18), one of which (plot 12) has already been sold. Aside from the show home (plot 20), plot 18 will be the first of our houses to complete which we expect to be in January. Get in touch if interested in a viewing of the show home and plot 18. Plot 19 (our only Willow house type) will not be far behind.

Lots of progress on the two East Gate houses with roofs almost complete. The rain is really not helping matters though with lots of viewings postponed due to access issues.

Our show home opened last Saturday, 8 November, and we have been overwhelmed by the interest already shown by prospective buyers. Show Home (Plot 20) edging closer to completion
Sneak peak at the back garden of our show home (plot 20) which is opening on Saturday 8 November. Lots of work going on to ensure that we hit the launch date. Turf being laid next week to the front and back gardens, and all trees, shrubs and flowers will be planted. Lots to do, but we're getting there slowly but surely!

Roof trusses on the gate houses
Stopped by site today to check in on progress. The two gate houses are progressing well. Roof trusses on, and luxury kitchens from Wolfstone Leigh and traditional bathrooms from Burlington have just been ordered. It won't be long now before these two very special gate houses are completed and will be welcoming The Old Quarries' first residents.

A reminder of what The Lodge will look like when completed...
As a conversion of a Grade II curtilage listed property, we have had to check almost every detail of the refurbishment of this property with the Conservation Officer at Cotswold District Council which has meant that the refurbishment has not progressed quite as quickly as we would have liked or as quickly as the two new builds (the gate houses) next door, but the wait will certainly be worth it. The Lodge is an impressive building, quite imposing being perched quite high on the site, and will be stunning when completed. The various terraces surrounding the property on three sides offer lots of choices for G&Ts in the Sun - potentially all day long if you move from terrace to terrace!

Outdoor swimming pool addition to several of the plots!
Do we need to go back to Planning to add an outdoor swimming pool to several of our plots?!? After such an amazing Summer, it's been quite the battle in recent weeks with the constant rain to make progress on some of the plots. Lots of water having to be pumped out for work to resume only for it to rain again 10 minutes later. The joys of construction! We'll get there.

Great progress at our Eastwood Park development
It's starting to look pretty special. The show home (plot 20) is not too far off completion now. Underfloor heating is in, all tiling has been completed. The very high-end Spitfire front door has been installed and looks stunning. The render has been applied to the exterior walls. Kitchen is being installed on 9 September, painting starts on 18 September and carpets go in early October. Landscaping design is underway. It won't be long now before we are able to launch the show home which we are very excited about.

Stunning Cotswold stone walls at our Old Quarries development
We could not be happier with the craftsmanship at our Old Quarries development. The exterior walls of 1 and 2 East Gate are just stunning. We can't wait to see the finished houses in the next few months once the timber cladding and timber windows are installed. We've also just finalised the kitchen design, with beautiful shaker kitchen cabinets and silestone quartz worktops. These are going to be very special houses once completed, standing at the entrance to the development.

With consent from our royal neighbour (ahem!), we commissioned some drone footage and photos of our Old Quarries site
Name-drop alert! As our nearest neighbour is HRH The Princess Royal, we sought consent back in May from the Royal Household to take some drone footage and photos of our site and the surrounding area for our sales brochure. Consent was forthcoming, provided we didn't show the house on the Gatcombe estate in any of our materials. So, here are a couple of the aerial photos of the area captured by the drone with computer-generated images of the completed houses superimposed within them. Technology continues to amaze us!

Great progress on plot 20 which will become the show home.... Chimney on, roof going on, stud walls in downstairs and setting out going on upstairs. Show home furniture and furnishings all ordered. We're on track for a formal launch of the development in September. Watch this space!

Site progress at Eastwood Park continues with spine road and much of the cut and fill exercise now complete
It was difficult to visualise when we were looking at a gently sloping green field several months ago, but with fairly extensive groundworks handled by our groundworker, Kore, over the past six months the site has been completely transformed into top and bottom sections which will make for a very interesting site. We don't do boring at Elmsley Homes! Flat sites lack interest. When this development is completed, with the mature trees and woodland surrounding the entire site and the woodland itself surrounded by the mature parkland of the Eastwood Park site, this residential site, which will be known as The Residences @ Eastwood Park, will be simply stunning. Homes we can be very proud of. We can't wait to bring the computer-generated images to life!

Construction commences on our Old Quarries site in the Cotswolds!
On 3 February 2025, with development financing secured from United Trust Bank, construction started on phase 1 of our residential development at The Old Quarries in Avening, Tetbury. On 1 January 2025, with development financing secured from United Trust Bank, construction started on phase 1 of our residential development at Eastwood Park, just a few miles North of Thornbury.
